Real Estate and Smart Cities Anchor Mauritius's Rs 650 Billion Pipeline

Mauritius's investment pipeline has crossed a symbolic threshold, with the Economic Development Board (EDB) reporting Rs 649.7 billion in total declared investment across 523 tracked projects spanning 16 sectors. Of that sum, only Rs 138.8 billion, or roughly 21.4 percent, has actually been realised through construction spending, plant and equipment, operations and employment. The newsletter defines the figure of Rs 412.0 billion as the total of the remaining value recorded for each project, rather than stating it as a direct subtraction. The EDB frames this gap not as a delay but as a structural feature: large multi-year developments, particularly mixed-use and smart city schemes, are still working through successive construction phases.
