Issue #23 is out! Explore the value beyond price, from west coast resort living to solar power and sought-after neighbourhoods.

A home at La Pirogue

What does it mean to own a private home within a working resort? In our cover story, the team of 2Futures, takes us inside La Pirogue Residences: 45 private homes within a five-star resort on the west coast.

The partnership brings together CIEL and Sunlife for the land and hotel brand, 2Futures for development and sales, and Sunlife for the estate’s long-term management. The design retains Joseph van Melick’s curved sail rooflines and volcanic stone. Junaid Salehmohamed, the CEO, reports construction at 90 percent, with handovers beginning in the final quarter of 2026. One two-bedroom apartment remains, priced at USD 1,250,000.

Returns, without the sales pitch

An advertised return is one thing. What an owner keeps after vacancy, charges, maintenance and tax is another. Marie Maisonobe, who directs MB Immobilier, explains why that distinction matters.

Founded in Grand Baie by her husband Frédéric around 2011, the independent agency checks title deeds, sellers’ documents and co-ownership arrangements before any commitment, bringing in notaries on legal and tax structures. “We remain cautious about supposedly guaranteed returns,” she says. “Every investment is different.”

Solar changes the ownership equation

The purchase price is only part of what a home costs. Our solar dossier turns to the bills that follow, and the businesses helping owners reduce them.

“Running cost is increasingly part of value,” says Bradley Britter, General Manager of Greenzone. Austral Groupe Énergie has paired panels with batteries across 270 installations in Mauritius and is targeting 600 more within two years. Sofo Soler Moris reports installing more than 10,000 solar water heaters over nearly two decades. The dossier also examines a 25 percent grant, capped at Rs 75,000, and what it means for access to solar.

Where buyers may look next

Ask six property professionals where buyers will want to live in five years, and the conversation quickly turns to schools, clinics, shops and the journey to work.

Our Market Voices panel points to Cascavelle and the road towards Flic en Flac in the west; the Mont Choisy to Balaclava corridor in the north; and Moka and Trianon in the centre. The east also features in their outlook, once the planned motorway improves access. For Frédérique Neves of Intermezzo, the distinction lies in what an owner cannot renovate or move: the surroundings.

Interiors that belong to their setting

“Architecture creates the potential of a property; interior design reveals it,” says Maxence Hache, Head of Retail Sales and Business Development at Roche Bobois Mauritius.

His approach starts with the building, moves through carefully chosen materials and extends onto the terrace. At Legend Hill Residences & Spa in Black River, designed with interior architect Azima Domun Jeantou of AD Nova, turquoise draws on the lagoon while deep greens echo the vegetation. The article explores how those choices give a home its own character.
